My Credentials

I been painting professionally for over 35 years. I did my apprenticeship with residential custom repainting, I then gained my journeyman’s card.

I was certified with the Paint Quality Institute for trouble shooting residential applications of finishes. What that means to you is that I know what differentiates excellent and poor quality paint also stains. 

Through the years I’ve worked with many designers and interior decorators performing custom interior finishes. I also been involved in real estate flipping homes for myself and investors.

Value of Services

I am very sensitive of the environment of your home along with cultural and or your religious values.

  • Once I start your job, I won’t start another until your job is complete. My hours are Monday thru Friday between 7 to 9 AM until the end of day 3:30 to 5:30 PM a full 8-hour day, until your work is complete except for sickness, personal or holidays.
  • Sometimes we work late if there is only a little work to finish, or sometimes a Saturday to finish-up a job.
  • Start date, must be kept a little flexible, if the homeowner on the preceding job wants something extra done, I normally stay until it’s complete, such as extra rooms, change orders, etc. and I’ll do the same for you.
  • I usually do all work myself, however when I get busy I may hire a painter to help, if I do they must pass a competency exam before they can start work, except helpers they help prep rooms and clean up and do basic painting
  • Once I start your job prices will not fluctuate. The price I give you is the price you pay, except for change orders (additional work added to the contract). Prices given are subject to change based on my availability.

  • If doors are to be painted, I take off doorknobs/ hinges and reinstalled after painting is complete.

  • Give a detailed inspection to all the walls and wood trim for imperfections, tits, divots, nail pops and cracks to be repaired as needed and given a fine sand to all walls and ceilings. Remove, and replace old splitting & loose caulking, also spot prime repaired bare spots. (Optional.)
  • Kitchens & bathrooms, if applicable remove fixtures, etc. and reinstalled after painting is complete.
  • Seal off each room or rooms that we’re working in so odors and dust that is created when we are sanding and painting your walls won’t migrate off into other areas of your home. (Optional.)
  • I only work in one room at a time. As one room is finishing up, I’m preparing and moving into the next.

  • Change of colors or sheen levels two coats will probably be required.
  • Major change of color a primer coat may be required.
  • Stains or odors (urine), I’ll need to encapitalize it with a primer sealer.

Cutting in straight lines:

  • I can tape edges which will give a very crisp sharp line. (Optional.)
  • Roller pad will give a straight line  approximately 1/16 inch below the ceiling. (Optional.)
  • Free hand, I do free hand as a default unless otherwise specified.

  • No other workers or other trades people will be on site, while we’re working, from the time I start until the project is completed. If there is, a up charge will be added. The amount will depend how many people and how long they are on site.
  • Change orders must be in the form of an email or text, NO VERBAL CHANGE ORDERS
  • Owner will provide material: Material needs to be available upon our arrival. I work with only the Best Quality Paints (rated by Consumers Reports) brand of paint. Exceptions must be in the agreement.
  • There are several reasons why I don’t supply paint.
    • I can’t be accused of supplying cheap inexpensive paint (to increase my profit margin) and
    • I can’t be accused of spreading the paint too thin and/or watering it down.
  • A member of your team should be available should material be needed.
  • A decision maker that has the authority to authorize change orders should be on site until the job is complete.
